Dear Mr. Dean Riddle:

"What A Difference A Manager Makes"!!! This Dallas Morning News article from April 24, 2009, states what buyers should look for when they try to buy a condo in the "UT Connection's back forty". This means a company like PMG (Senator Corona’s) or David Gibbons’ company, (CCMC) Capital Consultants Management Corporation.

Dean, the last time I tried to speak to you on the phone, you were out there! Keep in mind; I don't have a fiduciary duty to your association. You do! Before you hung up, you said, my "day of Reckoning is coming!". Can you be more specific? I did get the warnings from your volunteers. Is the date before or after your partner (Lance Williams) makes this year's annual meeting official? Shouldn't that be coming up? What is the enlightening topic this year? Where did the money go? The first meeting that Sharon Joyce asked me to go to, Kathy McWhorter (ex. Sec of Tres. ) said "the previous board ran off with the money. Sharon asked, "are they in prison"? Kathy said, "that was then, this is now, we are moving on". Then, she went into her satellite diversion plan. After further research, I obtained information that she was, in fact, part of the same BOD.

William Toles, Texas licensed attorney and BOD President appears to have got one of the last, if not the last seller assisted FHA loans at boardwalk on the parkway. He (Toles) was also impressed with the Manning law Firms on line collection system. That's Odd, I thought you invented that on-line collection tracking system. Why did the BOD get rid of David Gibbons CAI Company in March? I heard the BOD said that "CCMC was not paying the bills". Needless to say, Sharon and I were shocked upon hearing that news. Is this the same David Gibbons PCAM that grew up in Duncanville, Texas with fellow "UT Connection" steer Greg Abbott? Did anybody from the BOD, "The Association", file a complaint, with the NBC-CAM?

What do you think the NBC-CAM will do to Mr. Gibbons for violating the very same professional standards of the company that he was responsible for creating? I have two messages saved from Linda Razzano saying complaints against the CAI managers are taken very serious. What is the punishment? Can you be specific on which and how many letters (behind the last name) that it may, or may not affect.

Anyway, at the same meeting Sharon asks about the "special assessment" on the Siding Project. The owner wanted to disclose that information, but they were not sure when it would be over. The owner said "they never get any information". They asked me to tell Sharon to go to the next meeting and talk to Judy or whoever is on the board. Tell them that, you want to know about the "special assessment" and see if she needs to pay for the structural engineers report.

Listen up! Lenders want to know, that the buildings are structurally sound. New rules for Fannie and Freddie are really important, especially if one wants that type of financing for themselves or future buyers. The CAI may want to amend for these rules.

Sharon offered to pay for the structural engineer report at the first meeting in April 2008, Sharon said, "would you like us to order that"? No! is what Kathy McWhorter said..........."Rick Moore will take care of that". I said I have been calling him! Rick said “Oh! I didn't get your messages. Rick was sitting in the back by himself. At the time, I wanted to say something, but, some "Yankee shill", that no one has ever seen again, said, the "dues are really good for a place like this.", my Realtor said, "she checked out everything before I moved in".

I said, "I don't know where you are from, but my research did not show that. In retrospect, I should have said that "I am sorry you got involved with a Texas Association of Realtors expert. Did you know that the TAR organization voted for Senator Corona to be man of the year?

Why would that cult do that? Is it because that may allow Kathy McWhorter to say the "special assessment" would last as long as it takes? Besides, you will get all of that at closing. Sharon did say, "Isn’t that a little too late." CCMC's CMCAs say that CCMC "will not handle all the funds any more"! Does the original one (Resale cert) from Sharon's owner's original package at closing, matter? This is really important; let me tell you why, because the one from David Gibbons states "they handle some of the funds". Which contract "does the legal counsel for the Association represent"? Kathy McWhorter said “CCMC was written off the illegal siding scam", just odd!

Two foundation reports sent to CCMC and BOD were completely ignored by a man (Ron Stephens Local D/FW CAI 2009 President Elect) who has vast experience in maintenance. Not 1, not 2, but 3 years worth of experience as a CMCA, AMS and Director of maintenance at probably some new run down place in Irving, Texas. Lenders need to know if the buildings are structurally sound, and the new rules are designed to protect buyers and lenders. Why can't the CAI get that? Fannie Mae, Freddie Mac, and FHA insurance guidelines do call for that. I do know that exactly 6 months to the date of Sharon Joyce’s FHA appraisal being done, you, (Dino), and Ted Smith were all about getting her a loan. Gee! I wonder why? Your companies should learn to manage before you jumped into the mortgage business. If you did that, there would be a lot less CAI induced foreclosures.

Dean, you even said "Do you want me to call Countrywide for Sharon Joyce". What were you going to say? Hey, Mr. Penny Mac, "CAI here" take everything out of special provisions, but, the engineer's report. Ok! well, that didn't work. They moved everything to an addendum. Do you really think, I had Countrywide reject Sharon's loan for all the reasons that you already have proof on? Which, by the way, have you noticed all the evidence appears to be leaning toward the BOD and Management companies and Riddle and Williams? Oh! The governing documents along with the senator's legislation may qualify for conspiracy. If you define the word volunteer, this BOD doesn't qualify. Not even close. Unless, the handpicked BOD had a big topic about not providing Sharon Joyce and the owner any equal and fair treatment. Your claims about the Association are way off, and simply not true.

Please keep in mind I am not trying to be difficult. The ultimate goal is to make sure that there are certain stop gap measures as part of a solution for consumers, this way nobody will ever have to put up, with what Sharon Joyce (potential buyer) has and is still going through.

When are you going to handle Sharon's original BBB complaint? Your response was once again lame. Sharon and I are both happy about the way you have decided to expose your client’s evil deeds. The "UT Connection" article is starting to get circulated, thanks to you. I never really sent it to very many people. Sharon is having difficulty understanding why you would respond to her simple consumer complaint with my article. I think it is because you didn't like the article. She said she doesn't care; your nonsense will not suffice. She thought the BOD fired you when they dumped CCMC. Any way, If you didn't like that article, I will send the CAI another one, or 2,or 3, as many as I can, before September 18, 2009. David Gibbons had a chance to dispute everything that wasn't true. Now, you can as well. But everything must be transparent. I have enough of your lies about the clients you represent.

Dean, your letter from April 23, sent to Sharon and I, has led me on my new crusade, I just got my CIAOFCAI from Special Assessment U. This allows one to act as a non-attorney spokesperson for me, and all citizens who would like to know if a buyer is allowed to have all the important information about the property/collateral prior to closing.

This is really important because I have a bet with the level 3 CAI guys at Countrywide, now B of A. You know the ones that allow the Bank to ignore all FHA insurance guidelines. The title specialist in Arizona, may have said, Sharon Joyce can close. We are not on the LDP; CAI companies always, always, do what they say. Has anyone ever done research to see, if that, is actually true?

The way you handled the owner and Sharon Joyce's wrongful doings claim is really highly questionable. Travelers said, we could do that. The insurance company that is on the local CAIs D/FW website allowed it. What was it, the same day, or the day after that, I got a call from the Insurance office. All the sudden, after all those years, the BOD thought they should cancel that insurance. And replace it with one that expires at the end of this month. There was still several months left on the previous policy. Hmm!! Just sound practical CAI advice from siding bee watcher, Lance Williams.

In Conclusion, if you think I am going to watch Royce West and Larry Friedman negotiate on something that I already know about, especially when the same type of scheme is going at this time, you are out of your University Garden mind!

Anyway, I am going to monitor this new attempt to perform on a real estate transaction with the CAI management company that has an A rating with the BBB. Do you know why Larry Friedman told Sharon Joyce to pick up her file? It was absolutely a conflict of interest!! Why is that?

Sharon Joyce isn't fighting SMU's Board of Regents. Everybody from Dallas knows who is on SMU's Board of regents. They did give testimony, Turner took on the chin. So,,, who could Vodica and Friedman, and now Royce West be talking about. And, why wasn't the "Association’s attorneys prepared to fight these EVIL Developers scheme?

Those senior citizens and elderly residents were Hornswoggled and Bushwhacked, I wonder who the "Association’s” attorneys were at the time.!!! Usually, the CAI association attorneys that collect assessments (special or not, same thing. Right!) , usually have at least $1,000,000 dollars to fight those crooks.

Is Lance’s affirmed opinion on special assessments still ok? Why would the BOD change his illegal siding scam from a business line of credit back to a loan, 6 months later? I can say that! Would like to know why? It is called evidence; you and Lance will never ever be able to explain the prudent siding scam numbers. I know that you had Spellman transfer from CCMC to Select, and the financials are going to have a new look to them. Read the minutes, just try to make sense out of everything that is still going on.

I wonder how the new laws that Senator Corona just sponsored would have affected those people (Offenders at University Gardens if found guilty) of the crimes on those elderly people at University Gardens/Bush library.

Check with the Association. I don't think there are too many whistle blowers out there. Sharon and I won't say a word. My final question, Do you think a Manager with a CMCA or AMS would have made a difference at University Gardens, Sterling Green south, Boardwalk on the Parkway, Etc.

Think about all the old people the Senator could have protected. I have an email from David Gibbons. I have a message from the Crosiers saying they have over a $300 credit with you. Are you sure, you, the Association or any of these Management companies are not aware of any purported real estate deal?

Furthermore, I just spoke to Dennis, (unit owner next door on 9/09/2009) to #111. He says that he has "been calling Select for 4 weeks about the foundation" work that was done last year. The pipes are exposed now. I can send you a picture. Or post it here.

Select appears to be simply ignoring him as well. Apparently, the engineer did not require the correct work to be done. The Attorney General does have a state website for unscrupulous engineers. Is there a state website for unscrupulous CAI management companies? If not, there should be. Where is that engineers report that CCMC's title specialist promised?

To the extent that you want to keep encouraging Sharon Joyce or any one that may want to purchase a unit at Boardwalk on the Parkway, the CIA of the CAI urges you to work with your other client Select Management to make sure the borrower/owner is allowed to have all the important information about the property/collateral. That is the only way a 4th generation senior citizen from TEXAS can ever make an informed decision. Final question, How old do the victims have to be before the Attorney General will follow up on Senator Corona’s latest (diversion) legislation? Would you like to see a copy of Sharon Joyce's birth certificate? Why is David Gibbons’ name still down as agent for Boardwalk on the Parkway?
